Short history of the house
The offered house was built in 1924 as the municipal house of a village inhabited by the Germans. The house served to its purpose until 1961, then it became a family house as a private property.
Basic specifications of the house
The house is built on massive concrete foundations, the basement wall is made of processed stone and the main body of the building is bricked with a wall thickness of 70 cm. The roof is on a solid wooden truss with a roofing of burnt tiles. The whole building is dry, without any moisture or mold. The heating of the house is central with an ecological gasification boiler for wood and wood briquettes. There is also a small tiled stove in the first floor living room and the cast iron stove in the summer kitchen. A large bread oven and smokehouse is located in the basement. In total, the house has five chimneys in good condition. The exterior facade of the house is in used condition needs some renovation. Hot water is solved in two ways: The first way is by using solar panels located on the roof of the house and in the case of cloudy weather there is a combined boiler that heats the water either electrically or through the central heating.
House layout
The total built-up area of the house is 400 square meters. The ground floor of the house serves as the basement and contains a total of ten cellar rooms. The first floor contains a large hall with a podium with an area of 150 square meters and a ceiling height of four meters, a kitchen with pantry, bathroom with a toilet and bedroom on the north side and a large living room on the south side. A spacious hallway passes through the center of the house connected by two staircases to the upper floor and the third staircase leads to the garden and the basement. The second floor contains a large room situated to the south, two rooms with a small kitchen to the north, a bathroom with a toilet, one staircase leads to the attic and a second staircase to the housing area above the large hall which needs an overall reconstruction. There is a spacious attic over the entire area of the third floor.
Garden
The total area of the garden is 3600 square meters with terraced terrain, situated to the south. The first part of the garden is in the immediate vicinity of the house, where there is an old barn, serving as a storage of garden tools and a woodshed, a dog paddock and the rest is arranged as an ornamental garden with a bird drinker, terraced beds, two ponds and a garden monument. The second floor of the garden is completely ornamentally designed, with the home chapel of the Virgin Mary, the Christian cross of reconciliation, Japanese Shinto Torii shrine, a large bird feeder, two ponds and three large rocky gardens full of perennial plants. The last, lowest part of the garden serves as an orchard, which is not fenced, because a herd of deers come to there every day.
Garden flora
The garden contains hundreds of various flower species flowering from the very March until the late November, thirty Roses cultivars, dozens of noble ornamental shrubs and mature trees from around the world. Also, two unique trees, more than three hundred years old, are part of the garden – European ash and European beech. The circumference of the trunk of each of the trees is more than three meters, they exceed twenty meters in height and have heavily branched crowns.

The town of Bezdružice is located two kilometers of the house, where all civic amenities with shops offering a full range of goods, local administration, post office, also there is a pharmacy, general practitioner and pediatrician, castle restaurant, pastry shop, butcher, gas station and train station connecting this place with the city of Pilsen. The town of Konstantinsbad is seven kilometers away, Marienbad twenty kilometers away and Carlsbad forty kilometers away. The nearest border town in Germany is Mahring, 35 kilometers away. In the vicinity of twenty kilometers from the village it is possible to find all the necessary craft companies for any repairs and alterations to the house.
