The apartment is part of a house dating from the end of 1800, recently restored to a high standard while maintaining many original features.

The house is located in a particularly quiet area at only 10 minutes walk from the waterfront of Pella. It has a spectacular view of Lake Orta and San Giulio Island.

The apartment consists of two floors, ground and basement and it has a private patio directly connected to a large shared garden, both overlooking the lake

On the ground floor you will find the kitchen and a living room with the original open fireplace and original vaulted stone ceiling, the main bedroom and a bathroom.
The old stone staircase leads you to the basement floor, composed by a second bedroom and related bathroom with bathtub. From that, you can directly access the cellar, with two storage compartments.

The house ds not have a private garage, but there is a free parking just outside the main entrance, in the rear street.

The apartment has been purposely left unrefined to allow the new owner to customize it.
Electrical and sanitary systems are completed; doors and windows installed. Only the finishes are left, i.e. wall painting, floors, WC – bidet – sink and all the furniture.

The current owner, an interior designer, has already drafted a project of the interiors and he is available for any advice.

Surroundings

The house is located on Lake Orta, which lies to the west of Lake Maggiore, in northern Italy. It is a minor star in the constellation of the subalpine lakes, but all the fascination and the history of the larger lakes seem to be concentrated in this short space.

The house is at Alzo di Pella, the upper part of Pella, in a very quiet neighborhood.
At 5 minutes walking distance you will find small grocery store, newsstand, cafe, take away pizzeria, kids playground.
You can reach the lake with a 10 minutes walk, and from there a ferryboat takes you to Orta San Giulio.
In Pella there is a wide choice of restaurants, gelateria, typical small shops, all reachable by a very relaxing pedestrian walk near the lake.

You can also explore the surroundings through easy hiking paths,that will get you to an even better view of the landscape.
