First Floor
An internal terracotta staircase leads from the first floor to the second, where
a soundproof door has been installed to divide the two flats. At the end of the stairs and on
the left side is located the independent entrance, which leads to the large balcony and the
fenced and exclusive garden. On the right side we find a large living room with a large French window that connects it to the two large terraces that offer a stunning view of the valley, the living room continues to the dining area and a large kitchen, both with dedicated large windows. On the left side we find the master bedroom with space for a walk-in closet and bathroom with shower / sauna. A modest bathroom with laundry is placed next to the dining area.

Outdoor Area
The first parking space is on the right side of the tall, automated main gate,
and an asphalt road connects to both private entrances and further parking spaces.

There is parking available outside for roughly ten vehicles, three of which are covered by a dedicated shed.

The property has large open fields (1.8 hectares), fruit trees, and two shelters one for small animals like dogs or cats and another larger one that can accommodate horses, cows, etc., all of which are very well-kept. Approximately 10 minutes by car from supermarkets and train station, and 15 minutes from the main motorway (A1) that runs the entirety of Italy from north to south. Bologna can be reached by car in approximately 30 minutes (20 km), while Firenze takes around 1 hour and 20 minutes (100km). Both cities may also be reached by train.
