Location
The services are all available in the nearby village (2km; 5′) and the location of the farmhouse is very convenient for reaching most of the historic cities of Tuscany (Chiusi della Verna, Arezzo, Florence, Montepulciano, Siena). The natural context of the Casentino, made up of mountains and luxuriant woods, is very suitable for those seeking peace and tranquillity, with a wide choice of itineraries for walks and excursions.

Farmhouse
From the paved porch in the center of the building you enter the main house (180 m2, 4 bedrooms and 3 bathrooms). The main door opens to the living room connected to the dining room and kitchen with a private back porch. From the kitchen you then go to the pantry and laundry room. At the corner of the living room there is a bathroom and the stairwell leading to the sleeping area. Upstairs there are four bedrooms and two bathrooms.

Annex
The tower on the west side of the farmhouse, also accessible from the paved loggia, houses a charming studio flat (38 sq m, 1 bedroom and 1 bathroom) made up of living room/kitchen with bathroom and mezzanine with double bedroom.

The house is completed by various ancillary rooms (8 sq m) for the plant and systems, a basement cellar (22 sq m) located under the tower. Next to the cellar there is a small room perfect for a workshop (10 sq m).

The large loggia between the two wings of the house (40 m2) is the perfect place to relax in complete tranquillity on hot summer days and the large surface area also makes it very suitable for organizing outdoor dinners with guests and friends.

External
The farmhouse is located in the center of a plot of land of about 11 hectares, covered to varying degrees by arable land and woodland. The trees that surround the building guarantee excellent privacy. A small vineyard has also recently been planted (about 1,200 plants of Sangiovese, Malvasia Nera and Syrah varieties), which could however be expanded using the parts of arable land that are still free.

The garden of the farmhouse (about 2,000 m2) is fenced and could house a swimming pool, built not too far from the building with sand-coloured flooring.

The road that reaches the farmhouse is mostly paved, except for the last short stretch (about 200 m) which is made up of a white road in excellent condition.
