Located in the countryside of Lazio 10 minutes by car from Poggio Catino, 60 minutes from Roma. The location is very calm and quite. Catino has a cafe and a B&B. The closest big town is Poggio Mirteto around 15minutes by car.

The property is divided in two houses.

The larger one is around 160 m2 on 2 floors.

Ground floor with big entrance with the stairs going up and a high ceiling, small kitchen, communal area before the kitchen with a working fireplace, small bathroom with window and a big living room (around 50 m2) for dining with a working fireplace too.

The other home is smaller, on 1 floor. It’s been uninhabited for around 10 years. There are 2 bedrooms, 1 kitchen with an old stove, 1 bathroom and 1 living room.
This house must be restored. Good potential for a b&b as it is a separate house.

Part of the second house are a storehouse split in two different locals, an old wine cellar with many old stuff used for producing wine, a garage for the car and an old wood oven.

The 2 houses were linked in the very past.

Both houses have their own part of land and there are spaces for living outside with marble tables and wood and iron sofa.

An antique fountain just few meters down from the houses offers water

Land
Around 1.8 hectares. The land is cultivated or to be cultivated. The area is very famous for olive oil. There are around 200 olive trees and 25 fruit plants.
