The village Castelluzzo extends over a valley sheltered by a ring of beautiful mountains (the highest being Mount Sparagio, 1110 m. asl). The valley is gently sloping towards North and the coast and the Tirrenian sea and is almost entirely covered by olive groves. The climate is mild and pleasant.

The topographic position is most favourable for outings and excursions, trekking or climbing: 1600 m to the sea coast and ‘Mount Cofano’ Nature Reserve, 7 km to San Vito Lo Capo and ‘Lo Zingaro’ Nature Reserve, 38 km to Trapani airport (from Trapani, Egadi and Pantelleria Islands are easily reachable), 80 km to Palermo airport,. Less than one hour driving to Alcamo (excellent wines), Marsala (city of wine 2014), Erice, Segesta (Greek theatre) , Selinunte (Greek temples). A few hours to Agrigento, Taormina, Etna Volcano, Aeolian Islands.

In the village are Restaurants, Taverns, Pizzerias, Supermarkets, Post Office, Petrol, Schools, and all the public facilities and services.

Excellent biological products, sea food and mediterranean cuisine can be easily found all over the places (through the high season, a number of fish and sea products festivals and the Cous Cous Fest.

At walking distances, splendid sandy and pebble beaches and rocky coast with crystal-clear seawaters , considered among the best in Italy and perfect for snorkeling, swimming, fishing, boating and any kind of water-sport.

The Plot
The plot is located in Via Loria, 150 meters downhill of the intersection with the Provincial Route N.16 for San Vito Lo Capo and at 1600 meters to the sea coast. The site is well connected with public mains, but enjoys autonomy and privacy.
Fertile flat terrain at an altitude of 50 m. above sea level. Soil of calcareous origin, rich in iron oxides (red soil), with thin layers of gravel. The substrate consists of coherent limestone, home to water reservoir (wt = -50 m.). There is a borehole on the plot, with a cistern for collecting about 50 mc. An automatic irrigation system is active. The land is fenced with 1,2 m-high wall and a 1,5 m-high net (total 2.7 m-high enclosure).

The total area of the plot is 3,550 square meters, of which approximately 1,000 permitted for building. There is an old building (not habitable, 132 sq m) which can be demolished and legally rebuilt with extension in any position within the plot. On the building area is also possible to build about 900 cubic meters of apartment buildings or any kind of residential buildings.

The plot is occupied by an orchard, rich of mediterranean species in full production. A few sub-tropical species are also present, and open space will allow planting new species. A number of olive trees produce yearly about 50 liters of Extra Virgin oil. The quantity is going to increase, as many young trees grow older.

The plot represents an excellent investment for different purposes, the best of all being the construction of a large and comfortable house in a pleasant and discreet setting for private happy living, for long seasonal periods or the whole year through.
Of course the construction of up to three comfortable houses or 6/8 cottages for sale or rental is legally allowed.

Finally, the plot could be left there just enjoing the garden products and waiting for its high rate of value increase in the time, as all the San Vito Lo Capo region is rapidly becoming more and more renowned and touristically sought.
