In the heart of Gascony’s Armagnac region, this 19th-century château enjoys an elevated setting with sweeping valley views. Just minutes from Montréal-du-Gers and ten minutes from Condom, it is approximately 1 hour 45 minutes from both Bordeaux and Toulouse.

A tree-lined drive leads through wrought-iron gates into a 12-hectare estate, where mature parkland, ancient ramparts, medieval ruins and a young vineyard create a setting full of character. A caretaker’s house and two guest cottages complete the property.

Built in golden stone, the château comprises two wings. The south wing, restored under the supervision of an architect specialising in historic buildings, offers generous, light-filled interiors. Two reception rooms with stone fireplaces sit alongside a spacious kitchen with an AGA, a separate preparation kitchen and a laundry room. Outside, guests can dine beneath the plane trees overlooking the valley.

Upstairs, the bedrooms have parquet floors and en suite facilities. The spacious principal suite features five tall windows, a double dressing room and a bathroom with a shower and bathtub.

The west wing provides around 400 m² over two floors, including a large reception room opening onto the park, with scope for further development subject to planning permission.

An exceptional setting, elegant living spaces and room to grow make this a compelling property for a family home or a hospitality project.
