Cyprus is the third biggest island in the Mediterranean (behind Sicily and Sardinia) and is well known for its warm sunny climate all year round. A beautiful island that offers plenty of beaches, excellent food and wine, and a laid-back lifestyle. It is split between the Republic of Cyprus in the south & The Turkish Republic of Cyprus (TRNC) in the north.

In Northern Cyprus there is an average of 330 days of sunshine a year. In the winter, temperatures range from 13-18°C and in the summer it averages between 30-33°C. Even in December and January there is an average of 6 hours of bright sunshine per day, and in the 6 summer months you can expect up to 11 hours of sunshine per day!

The Turkish Republic of Northern Cyprus boasts over 190kms of coastline with clean sandy beaches, secluded coves, and sheltered bays. TRNC is currently only recognised as an official state by Turkey and the local currency is Turkish Lira. Cyprus is one of the safest countries in the world with low crime.

Why should you consider Northern Cyprus for a holiday home purchase or a property to retire to?

  1. Property prices are very reasonable compared to the Republic of Cyprus. In the South, although there have been property price corrections in the past few years and there has been mass development, prices can be quite high for apartments, houses and villas in popular areas. However, in the North you can still bag an incredible bargain, whether you are looking for an apartment, town house, villa or rural properties. For example, you can buy a high-quality new build luxury apartment with terrace from £199,000.
  1. It is relatively easy to get residency in Northern Cyprus. Most passport holders can stay in Northern Cyprus for up to 90 days, but there are several different visa schemes depending on your circumstances. We particularly like the fact that you can gain residency simply by purchasing or renting a property. There are also further residency schemes available for retirees, students and entrepreneurs. Generally, you can apply and gain a residency permit in about 1-2 months providing you can supply all necessary documents to accompany your initial application.
  1. The cost of living is approximately 20-30% lower than the Republic of Cyprus (where Southern Cyprus is still considered reasonable for living expenses) – this is particularly attractive for retirees and those on fixed budgets.

And now for the most important reason….

  1. The government of North Cyprus does not tax foreign pensions….

That’s right, if you are retired and your sole source of income is pension income you will pay no income tax whatsoever. This is currently a more attractive tax regime than Southern Cyprus, which is considered one of the most favourable in Europe for retirees! They also allow the purchase of a property through Crypto currency.
